State Bar of California -
Primary real estate consultant for State Bar in selection and evaluation of 100Ksf office purchase alternatives in greater LA area. Starting with lease/buy/build analysis, JSA ran proforma analyses, analyzed space program, and managed simultaneous transactions resulting in the $50M acquisition of 845 S. Figueroa building and the $29M sale of a 2.75Ac development site in South Park. Managed selection of brokerage team, space planners, and due diligence team to facilitate very accelerated parallel deals. Now managing design-engineering and construction teams to deliver 115,000sf commercial interiors buildout by year end.


Port of Los Angeles -
JSA is the development consultant on a team working with the port to revitalize a series of retail properties along the San Pedro waterfront, including Ports O'call Village and Cabrillo Marina. The team is tasked with creating viable development programs, structuring the offering, and managing the ground lessee selection process. The team managed a solicitation process for adaptive reuse of two  existing warehouse structures, resulting in a ground lease with the developers  of Bergamot Station to create CRAFTED, a 140,000 sf permanent craft  marketplace for handmade goods.


Mayfair Theater -


JSA is providing construction  management services on the development of a mixed-use project in downtown  Santa Monica, including 38 apartments and 8,400sf of retail over two levels of  subterranean parking, and incorporating the historic renovation of the front  facade of an unreinforced masonry landmark theater structure badly  damaged in the Northridge earthquake.

JSA provided construction  management services on the development of a mixed-use project in downtown  Santa Monica, including 40 apartments and 8,500sf of retail over three levels  of subterranean parking.

JSA is the development  consultant on a team assisting the owners of a 1929 commercial tower in  downtown Santa Monica with landmark designation, entitlement processing, and  development feasibility.

JSA is providing strategic  real estate advisory services to the owners of a partially-improved 1.8-acre  commercial site in Van Nuys, analyzing redevelopment potential under various  scenarios.


Sunset-Gordon -

JSA provided entitlements and  development feasibility advisory services to institutional lender foreclosing  on a prime 305-unit Hollywood redevelopment site, which had successfully  defeated project litigation.  Approvals in place included an existing  building permit application, vested supergraphic sign rights, historic  rehab and park construction obligations, and fully certified  EIR along with OPA subsidies by CRA/LA.  Culminated in a sale  to CIM, who is now proceeding with development.


18th Street Arts Center -
JSA is providing strategic real estate advisory services to a non profit affordable artist studio community in Santa Monica. The project involves program development, phasing, proforma analysis, and organization/legal structuring services.


Gateway Ranch-

JSA  is working with the property owners of a 302-acre site at the intersection of  the I-5 and SR-14 Freeways on a conservation land sale with the Trust for  Public Land and other state and local funding sources.  This property was formerly planned to be the site of Las Lomas, a major  new urbanist town project with over 5000 homes and 2.5Msf of office with a  Metrolink station.


Palmer Investments - Sunset Blvd. -
JSA is working with Palmer Investments on the development of a very challenging site in Pacific Palisades. The project will include a mix of retail, hotel and residential uses. The site constraints include significant geotechnical obstacles, severe vehicular access and circulation issues, and a formidable entitlement process including LA City and the Coastal Commission.


Hartsook Condo Conversion -
JSA led the successful entitlement for a conversion of a 60-unit apartment complex in North Hollywood into condominium via a Vesting Tentative Tract Map approval, including negotiated solutions to an existing parking shortfall with City Council and CRA staff.


Wilshire-Berendo Development Feasibility -

JSA completed a redevelopment feasibility analysis for the owner of an existing historic Wilshire Blvd. office/retail building, assessing the value of reuse and new construction scenarios with combinations of residential, office and retail uses.


Saticoy Developments Feasibility - sdpix
JSA has been engaged to analyze and resolve an entitlements challenge for a 2.9-acre assemblage of four parcels zoned RA-1 in Reseda, California. The acquisition proforma contemplated a significant upzoning, while current political conditions render any change in zoning impossible. Jim and his project team identified a parcel mapping strategy to maximize the number of legally-conforming lots while retaining an existing nonconforming 8-unit multifamily complex, and are now processing the entitlements through LA City.


Burien Town Square - btpix
Burien Town Square is a 450,000 sf mix of public buildings, infrastructure, and private development on 10.5 acres in downtown Burien, Washington. JSA worked with the City to identify the range of feasible uses, underwrite each use, and ultimately negotiate a site plan and land transfer values. JSA also secured project entitlements including build-to-suit delivery agreements for public facilities, tax-exempt financing, acquisition of two private properties and tenant buyouts, and a DDA for the private residential-retail and retail-cinema mixed-use projects.


Washington National Station -
Washington National Station is a proposed mixed-use development on 3.25 acres in Culver City, California. The site is adjacent to the planned Exposition Light Rail System station at Venice and Robertson Boulevards. JSA won a public RFP competition for Urban Partners, and Urban is now working as the developer of this site spanning the Culver City/Los Angeles boundary and incorporating joint development of MTA's right of way.


Wilshire Vermont Station - wvspix
Wilshire Vermont Station is a high density, transit-oriented joint development project with MTA. The project includes 450 apartments and 35,000 sf of ground-level retail space over an existing MTA Red Line subway station. JSA successfully obtained $85M in tax-exempt CDLAC affordable housing bonds on an 80-20 mixed -income basis. JSA also secured project entitlements, negotiated the ground lease term sheet with MTA, underwrote the development proforma, and created and implemented the financing strategy.
