JSA is developing a 106-unit 6-story mixed-use project on a 1.25Ac infill site in Torrance’s Del Amo district utilizing the new State Density Bonus laws. The apartments sit on a podium over a podium containing 12,500sf of medical offices along with subterranean parking. Currently in schematic design, the building will be one of the first new multifamily projects built in central Torrance in generations.
JSA entitled a new 18-unit multifamily residential project in the North Westwood Village Specific Plan area, with design by LOHA. The purpose-built student housing focuses on 4-bed units, utilizing the State Density Bonus ordinance to create a new 6-story, 67’ tall structure featuring undulating triangular stepbacks along the façade with a large roof deck. The building replaces an existing 4-unit apartment. Construction started June ’23, with anticipated 18 month duration.
JSA is owner’s representative for development of a 6-story, 145- unit mixed-use apartment building to be built on a 0.77Ac site in the Westlake neighborhood of Los Angeles. The site is TOC Tier 3, offering a significant density bonus for transit-adjacent projects, and will consist of a Type III construction over a 3-level parking podium structure with street edge retail space and pool decks/rooftop amenity space. Utilizing Sustainable Communities Project Exemption (SCPE) as CEQA clearance.
JSA is serving as owner’s representative for a new 3,300sf sanctuary and pastor’s residence building, processing entitlements through LA City in the Harvard Heights HPOZ and South LA CPIO zones, securing contractors, and managing construction.
