JSA is developing vacant 1/2-acre site in Culver City's West Washington District with a 37-unit five-story apartment/retail project totaling 52,000 sf. The project is designed to both activate the street edge and break down the building mass on the upper levels as part of a strategy to help revitalize Culver City's arterial boulevards. The residential units sit above 7,200 sf of sidewalk-fronting retail to activate the street and advance the prototype for infill projects along commercial corridors. The project offers public off-street parking spaces, planted green roofs, PV array, and passive design features that will make this one of the most advanced buildings in the city.
Port of Los Angeles - Consulting
JSA is the development consultant on a team working with the port to revitalize a series of retail properties along the San Pedro waterfront, including Ports O'call Village and Cabrillo Marina. The team is tasked with creating viable development programs, structuring the offering, and managing the ground lessee selection process. The team managed a solicitation process for adaptive reuse of two existing warehouse structures, resulting in a ground lease with the developers of Bergamot Station to create CRAFTED, a 140,000 sf permanent craft marketplace for handmade goods.
Burien Town Square - Consulting
Burien Town Square is a 450,000 sf mix of public buildings, infrastructure, and private development on 10.5 acres in downtown Burien, Washington. JSA worked with the City to identify the range of feasible uses, underwrite each use, and ultimately negotiate a site plan and land transfer values. JSA also secured project entitlements including build-to-suit delivery agreements for public facilities, tax-exempt financing, acquisition of two private properties and tenant buyouts, and a DDA for the private residential-retail and retail-cinema mixed-use projects.
Mayfair Theater - Consulting
JSA is providing construction management services on the development of a mixed-use project in downtown Santa Monica, including 38 apartments and 8,400sf of retail over two levels of subterranean parking, and incorporating the historic renovation of the front facade of an unreinforced masonry landmark theater structure badly damaged in the Northridge earthquake.
Sunset-Gordon - Consulting
JSA provided entitlements and development feasibility advisory services to institutional lender foreclosing on a prime 305-unit Hollywood redevelopment site, which had successfully defeated project litigation. Approvals in place included an existing building permit application, vested supergraphic sign rights, historic rehab and park construction obligations, and fully certified EIR along with OPA subsidies by CRA/LA. Culminated in a sale to CIM, who is now proceeding with development.
Wilshire Vermont Station - Consulting
Wilshire Vermont Station is a high density, transit-oriented joint development project with MTA. The project includes 450 apartments and 35,000 sf of ground-level retail space over an existing MTA Red Line subway station. JSA successfully obtained $85M in tax-exempt CDLAC affordable housing bonds on an 80-20 mixed -income basis. JSA also secured project entitlements, negotiated the ground lease term sheet with MTA, underwrote the development proforma, and created and implemented the financing strategy.

JSA is providing strategic real estate advisory services to a non profit affordable artist studio community in Santa Monica. The project involves program development, phasing, proforma analysis, and organization/legal structuring services.
